Buying a flat in Vienna

Postby Bramish » Thu Apr 29, 2010 8:32 pm

Apologies if any of this has been covered before.

My girlfriend and I are looking at buying property here but are both a bit clueless when it comes to details. She's Austrian, and has never owned property before. I'm English, have lived and worked here for 2 years and have also never owned property, here or elsewhere.

How do mortgages here work?

My income is a bit complicated - my basic wage is just below the level where I have to pay tax, but is doubled by commission and tips. I also earn a bit working as an illustrator but don't have any Austrian clients.

Any info is appreciated!

I am sure you saw this one already?

and when I used the search function I found this one too

and that is all I can contribute, maybe other people have tips, but those links might give you some info too

Oh, and I am sure your bank would also be able to tell you how their mortgages work? Have you asked them yet?

Just a word on your particular circumstances - commission and tips might prove very hard to use to justify your income levels - when buying back when I only had a guaranteed wage part-time I had to prove to the bank I was dealing with about the mortgage that my part-time wage was sufficient to service my mortgage. If you are dual income (i.e. both you and your girlfriend earn) then it may be less of a problem, although banks are probably less generous with mortgages than they used to be...

Yeah that was my main concern. I guess all we can do is try.
